Job Purpose
Maintenance Person is tasked to perform the ongoing maintenance of all Energy Operations assets: Central Energy Facility, the Redwood City Energy Hub, the Process Steam Plant, and the Heating and Chilled Water Distribution Systems, and to catch up on deferred tasks. Primary tasks include maintenance and repairs of the process steam vaults and hot water vaults. Tasks may also include process steam system building repairs and condensate return piping and equipment. Expected work schedule is weekdays 0600-1430.
Core Duties
40% - Routine Maintenance
Perform routine maintenance, such as inspecting drives, motors, or belts, checking fluid levels, replacing filters, or doing other preventive maintenance actions on high and low pressure water and steam systems. Plant equipment includes Heat Recovery Chillers, Conventional Chillers, Hot Water Boilers, emergency diesel generator, cooling towers, pumps, valves, Variable Frequency Drives, etc.
Check and change oil, clean or change filters, clean strainers, etc. as part of a planned maintenance program. Clean or lubricate shafts, bearings, gears, or other parts of machinery.
Reading and interpreting vendor manuals and plant equipment diagrams.
Mechanical maintenance of rotating equipment.
Dismantle machines, equipment, or devices to access and remove defective parts, using hoists, cranes, hand tools, or power tools.
Performs cleaning, mopping, painting, re-lamping and other general housekeeping duties needed for efficient and safe sanitary work environment.
30% - Corrective Maintenance
Inspect, operate, or test machinery or equipment. Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.
Repair machines, equipment, or structures, using tools such as hammers, hoists, saws, drills, wrenches, or equipment such as precision measuring instruments or electrical or electronic testing devices.
Perform pump and motor alignment.
Repair and replace piping, pipefittings, and valves.
Dismantle and repack valves, prepare boilers and chillers for inspections, clean machinery under repair, cut gaskets.
Assist in installation of piping and equipment, cutting threading, soldering, fitting of piping, installation of brackets and hangers.
Purge chillers in accordance with established procedures.
Tighten valve-packing glands, blow down compressed air tanks, clean strainers, and purge chillers, etc. under the direction of the Maintenance Supervisor.
- Assist Facilities Energy Management and Building Operations groups as needed to troubleshoot and optimize all facets of Energy Operations.
30% - Optimization and Administration of Plant Operations
- Participate in the initial development and updating of plant operating procedures.
- Order parts, supplies, or equipment from catalogs or suppliers
- Work within the CEF computerized maintenance management system
Complete maintenance logs.
Core Duties:
Carpentry maintenance
- Work from blueprints, sketches, or verbal instructions to construct and repair structural woodwork.
- Lay out work as required.
- Build, repair and install counters, benches, partitions, floors, doors, stairs, ladders, building framework, etc.
- May repair and maintain roofs.
- Select specified type of lumber or other material.
- Shape materials to prescribed measurements.
- Install paneling to walls and ceilings.
- Fit and install windows, doors, door frames, etc.
- Construct concrete forms and pouring chutes, may do some concrete finishing.
Select and install various sound insulation materials.
Automotive Maintenance
- Locate, diagnose, and correct common defects in the mechanical, electrical and hydraulic systems of such equipment: automobiles, motorcycles, trucks (pick-up, high-tower, fork lift, water, and other), construction and maintenance equipment (road grader, road roller, road oiler, chippers, and other). tractors and powered tractor attachments (flail mowers, front end loader, scraper, backhoe, earth auger, trencher, and others), and diesel standby generators.
- May perform routine automotive services and diagnostics.
- May perform any of the duties described in the Maintenance Person II specification or other duties as assigned.
- Adhere to safety rules.
Minimum Education and Experience
Four years’ experience in the plumbing, electrical, HVAC, and/or general maintenance trades. Sufficient skill and experience to qualify as a journey-level worker in two or more of the trades. This may include time spent as an apprentice or in vocational training or a combination of equivalent education and relevant experience.
Knowledge, Skills and Abilities:
Maintenance Person VI Premium has all of the qualifications described in the Maintenance Person III Premium specification plus the following qualifications:
- Full working knowledge of craft procedures and practices in at least two of the trades listed in the Maintenance III or Maintenance III Premium classifications.
- Demonstrated strong communication skills (both verbal and written).

Valid California Class C Non commercial Driver’s License.
