About the Role

We are seeking an experienced Property Manager to take ownership of the day-to-day operations and overall performance of one of our residential communities in Louisville.

This is a hands-on leadership role for someone who enjoys being close to the residents, team, and property. You will oversee property operations, leasing and occupancy, maintenance coordination, resident relationships, financial performance, compliance, and team development.

Our mission is to catalyze community through hospitable housing, with particular care and focus on immigrant and refugee populations. The ideal candidate brings strong property management experience along with a genuine commitment to creating welcoming, well-maintained communities where residents can flourish.

What You'll Do

Property Operations

  • Take ownership of the daily operations and overall performance of the assigned property.

  • Conduct regular property inspections and proactively identify maintenance, safety, and operational concerns.

  • Coordinate maintenance priorities and ensure work orders and projects are completed in a timely manner.

  • Monitor vendors and service providers to ensure quality, responsiveness, and accountability.

  • Maintain a clean, safe, welcoming, and well-run community.

Resident Experience & Leasing

  • Build strong, professional relationships with residents and provide a hospitality-focused experience.

  • Respond to resident questions and concerns and resolve issues before they escalate.

  • Support leasing, renewals, resident retention, and occupancy goals.

  • Help create a welcoming community environment aligned with our company mission and values.

  • Balance resident needs with property and business objectives.

Financial & Administrative Management

  • Monitor the property's budget and operating expenses.

  • Help identify financial trends, maintenance needs, and resource requirements.

  • Manage controllable expenses while supporting strong occupancy and property performance.

  • Maintain accurate property records, reports, and documentation.

  • Ensure property operations comply with company policies and applicable housing regulations.

Team Leadership

  • Supervise, coach, and develop property team members, including Leasing and Maintenance staff.

  • Establish clear expectations and hold team members accountable for performance and service standards.

  • Provide ongoing feedback, training, and support.

  • Build a collaborative, resident-focused team culture.

  • Partner with leadership on staffing and operational needs.

Continuous Improvement

  • Identify opportunities to improve property operations, efficiency, and resident satisfaction.

  • Help develop and implement processes that make the property more effective and consistent.

  • Bring a solutions-oriented approach to challenges and changing priorities.

What We're Looking For

  • 3+ years of progressive leadership experience in property management, hospitality, retail management, healthcare operations, or another service-focused environment.

  • Previous experience supervising and developing employees.

  • Property management experience strongly preferred.

  • Experience with leasing, resident relations, maintenance coordination, and property operations.

  • Strong organizational and problem-solving skills.

  • Excellent verbal and written communication skills.

  • Ability to analyze operational and financial information and make sound decisions.

  • Strong customer service skills and a hospitality-first mindset.

  • Proficiency with Microsoft Office and property management software, or the ability to quickly learn new systems.

  • Ability to manage competing priorities while maintaining attention to detail and follow-through.
