We are seeking a Facilities Supervisor to oversee maintenance workflows, mentor site technicians, and manage physical asset quality across our Louisville residential portfolio. This role is ideal for a candidate with strong mechanical knowledge and supervisory skills who enjoys a balance of active, hands-on technical repairs, team leadership, and contractor oversight.
Primary Responsibilities
Operations & Scheduling: Plan, schedule, and direct daily work orders and turnover preparation across multiple property sites.
Team Leadership: Train, coach, and support technicians and apprentices in best practices, safety procedures, and quality standards.
Task Prioritization: Prioritize daily service calls based on urgency, scope, technician skill, and resource availability.
Hiring & Onboarding: Participate in interviewing, hiring, onboarding, and ongoing employee performance development.
Technical Execution: Perform hands-on diagnostics and complex repairs for residential HVAC, plumbing, electrical, and structural systems.
Cost Control & Vendor Evaluation: Personally inspect complex maintenance issues before calling outside contractors to evaluate internal resolution.
Quality Assurance: Conduct quality-assurance checks on completed work orders and vacant unit turns prior to resident move-in.
Contractor Management: Build relationships with external contractors, obtain competitive bids, scope projects, coordinate access, and inspect vendor work.
Inventory & Shop Care: Maintain organized inventory systems, supply levels, tools, equipment, and dedicated maintenance workshops.
Preventive Maintenance: Implement structured preventive maintenance programs across all building systems and common areas.
Property Safety: Identify structural risks, safety hazards, or deferred maintenance needs and report findings to property management.
Emergency Response: Participate in a rotating after-hours emergency response schedule.
Candidate Qualifications
Work Experience: 3 to 5+ years in residential, commercial, or building facilities maintenance with supervisory or mentoring experience.
HVAC Skills: Solid, practical HVAC troubleshooting and repair capability; EPA certification preferred.
Education: High school diploma or equivalent required; technical trade certifications are a plus.
Technical Proficiency: Ability to use digital work-order management software, communication tools, and email.
Driver's License: Valid driver’s license and reliable transportation required for travel between local properties.
On-Call Availability: Willingness and capability to participate in a rotating on-call emergency response schedule.
Physical Stamina: Ability to lift up to 50 lbs, climb stairs, work outdoors in various weather conditions, and perform routine physical labor.
